Where are your houses?
Our houses are located in Cleveland’s most up and coming neighborhoods including Tremont, Detroit Shoreway, Old Brooklyn, Fairfax, parts of Glenville, Slavic Village, Buckye/Shaker and Lee Harvard.
Is there a fee to apply?
No. There is no cost to apply.
How much will I need to purchase a fully renovated home?
You will need between 3-5% of the purchase price. When budgeting remember to also take closing costs into consideration which can be 3-6% of the purchase price.
Should I get a home inspection?
Yes. We encourage you to get a private home inspection for your own peace of mind. Please be aware that private home inspections can cost upward of $300, and you will be responsible for covering that cost.
How long does the process of buying a home take?
Each home buying experience is unique. Once you turn in your application, we will determine your eligibility; this process takes up to 7 business days. Once you have been approved, a CHN representative will show you all available properties you qualify for.
I’m interested in a house, but I don’t know anything about the neighborhood. How can I find out more information about the neighborhood?
It’s important to be comfortable with your choice of location when buying a home. If you want more information about the neighborhood where you plan to buy a home, visit www.nhlink.net
Is my rent based on my income?
No. While there are income guidelines for the program, Lease Purchase is not a subsidized program. Rent amount is based on factors other than your income (e.g., number of bedrooms, how old the home is, when it was rehabbed and location).
Does CHN Accept Section 8 vouchers for the Lease Purchase program?
Yes, but please be advised that the minimum income for Section 8 Lease Purchasers is $600 per month.
When is the NOW AVAILABLE list updated?
The NOW AVAILABLE list is updated weekly on Fridays.
Is CHN’s Lease Purchase Program the same as the Cuyahoga Metropolitan Housing Authority (CMHA)?
No. The Lease Purchase Program is an affordable housing program designed to help people become homeowners. It is not a public or government program.
Does rent go towards purchase of the home?
No. Your payments go toward larger maintenance issues and other expenses necessary to maintain the property including taxes, insurance, maintenance, and water and sewer costs. However, we do offer a residency credit of $1,000 each year you are in the home (up to $10,000). This credit reduces the purchase price of your home.
I don’t want to wait 15 years to purchase my home. Do you have any homes that I can own in less time?

Is there a waiting list and if so how long is it?
Yes, there is a waiting list and it is approximately 6 months to a year depending on the number of tenants who move out. Once the applications are being accepted, completed appliacations are placed on the waiting list.
What are the days and times you accept applications?
We are not currently accepting applications. However, when we begin accepting applications again it will be Monday through Friday between 9a.m. and 1p.m.
What do I need to bring with me to apply to for an apartment?
If you bring the following documentation with you to fill out an application, you may apply on site; otherwise we request that you take the application home to complete it and gather the required documents which include: proof of income and photo I.D. for everyone 18 and older in the household and social security cards and birth certificates for every individual in your household.
Is rent based on income?
Yes. Your monthly rent is based on 30% of your adjusted monthly income.
Are utilities included?
Yes. Heat, water/sewer and electric are all included at apartment locations.
